Can Landlords Request a Deposit at the Time of Every Contract Renewal?

We rent a flat in the north east of england and are soon to begin our third year contract. The monthly fee has risen (to be expected) but we are unsure as to whether it is normal to be charged a deposit every year?|||Why would you pay a deposit every year, seeing as they took a full deposit off you when you began your agreement. IF they want a larger deposit because the rent has gone up, they should return the original deposit to you and then start afresh with the new deposit and new agreement.





Is your deposit in a tenancy deposit scheme? If not, your landlord is breaking the law.





In terms of *admin* fees, which is different from the deposit (a deposit is for damage, not agency or landlord fees) Then they can charge whatever they want and is completely different from the deposit.





Check which it is and if your deposit is in a scheme.|||A deposit is to be used for damage or unpaid rent and it shouldn't be charged each year. Unless there was an evaluation done on the condition of the flat and they found damage caused by you that needs to be repaired, then there should be no additional cost. Did they charge you a deposit in year two? If so, I would contact them and ask what it was for and ask to receive that money back.|||Are you sure it's a deposit? I renew my lease every six months and have to pay an 'admin fee' of 拢35 a time which is basically just something the letting agents dreamed up to make more money, but you should only pay a deposit when you move in. I would ask your letting agent about this or at least ask a professional to look over your tenancy agreement if it's complicated.|||No, you only pay a deposit once. When you renew your tenancy they just hang on to the original deposit for a further period.|||Can you request to stay there without a lease.. that's what I would do.





I've been living in my apt for over 2 years and I only signed one lease. It doesn't really matter they can't kick you out.|||The landlord will always expect to hold some security. So if your landlord already holds a deposit it would not be normal to pay an additional one.
