Can I get a bridging loan to help with a deposit even if it is my first time on property market?

My partner and I love our flat which we currently rent. Our landlord has offered to sell it to us as he is moving to New Zeland. The property is worth 拢110,000 and we can get a mortgage for 拢144,000 and have 拢2500 saved but we need a deposit of 拢10,000. We are desperate to buy the flat!





Any advise would be much appreciated!

Having a 拢10k loan will affect the amount of mortgage you can borrow, but if you currently qualify for 拢144k, you should still be able to borrow 拢100k.





Don't forget you will need money for a full survey, mortgage arrangement fees and legal costs - expect that lot to be another 拢2k.|||You are not in a position to buy it. If you do not have the down payment in cash, you cannot borrow it. no bank will allow this.

Some banks post ACH transactions in real time, 24 hours a day, 7 days a week. Those would generally be in your account at the beginning of the banking day on Friday.





Many banks still post ACH transactions with the end-of-day batch processing of all of the day's banking business. In that case your refund would be processed Friday evening and would generally be available to you at the beginning of the next banking day, normally on the following Monday unless it's a Federal holiday.





A few very small community banks and credit unions are still not on the Fedline system and/or process ACH transactions manually. In those cases it can take an additional 2 - 5 days for the money to find its way to your account.





I work for a bank holding company that owns about 20 banks. We also provide back-end banking services for about 20 small non-affiliated banks. The normal nightly Fedline run takes about 3 or 4 hours. Thursday's took nearly all night and the Friday evening crew worked until nearly 5:00 AM Saturday getting everything pushed through. They usually get off between midnight and 1:00 AM. If we hadn't put on a couple of extra folks they'd probably still be there making sure that everything posted properly.





As a side note, about 15% of the IRS transactions rejected, indicating that someone had fat-fingered their account number on the tax return or that the name on the account didn't match the name on the ACH transaction. When that happens the money goes back to the IRS. They will then issue a paper check in a week or two. Make SURE that you get the routing number and account number correct when you file! And make SURE that your name in on the bank account that your refund is going to!|||TFTP

Has anyone received their 2009 tax refund direct deposit on fricking time?

i'm mad because mine has been delayed and i read over and over where others are going through the same thing.|||I too am frustrated and angry with the IRS. I was originally givin a date of 1/30/09, then 2/3/09, now the IRS "where's my Refund" says 2/10/09. SO I called the IRS to get an answer and was told my refund was in the error resolution department, but has been corrected, but she couldn't even tell me what the error was. She said it could have been an error on their part but she doesn't know. And then she proceeded to tell me my refund is not showing a deposit date yet, and it could take up to 4 weeks from 1/30/09 to get it. My taxes were accepted on 1/20/09, but they didn't catch this so called mistake til 1/30/09, this is BS! The women from the IRS also told me the "where's my refund" site hasn't been working right, and it is giving inacurate deposit dates. So basically they just give us any BS date and have us sit around and wait, and hope we don't call and complain when the refund doesn't come. And by the way I can't just chill out, I told my landlord I would give him the rent money on the 10th cause thats when the IRS told me I would have my refund, and now I won't have it, so unless you are going to give me $800 for my rent by 2/10/09, don't say just chill out! My husband was laid off in November, we are barely making it, that refund was supposed to pay our Feb. rent and bills, but now I may not have it til March. It does help to rant on here and it also helps to hear that others are having the same problem.

When you filed the final tax code was not completed and was not scheduled to be completed until after Feb 1st. The IRS has to wait on your Congress to complete all of the tax laws before they begin. And this year it was pushed back.

I had mine pushed off a week because I got married last year and they had to verify the name change.


Then come to find out I actually put in the wrong account # for the dd.

|||Mine was supposed to be here by 2/3 as well and nothing. As for "Dances, SRC50 and Angela" who say "chill out, it will get here when it get's here, etc" we ask these questions to see if we are the only ones this is happening to. Many people in these a hard times need that money just to get heating fuel, pay bills, food, etc, as for blood pressure, sometimes it helps just to be able to vent to someone else in the same boat. You'll get it when you get it. "Chill out" is the ONLY valid advice here. There's not a thing that you can do to speed up the process so stressing over it isn't going to do anything but raise your blood pressure.





If you don't like waiting on the IRS then cut your withholdings so that you break even or have a small debt to pay next year. That way you are in the driver's seat, have your money ALL year, and don't need to go through the annual anguish of waiting on the return of your interest-free loan to the government back to your pocket.|||You're mad? I get disability money, and I know they deposit it on the 1st of the month. But what time, exactly? Do they do it immediatly that morning, at 12 AM? Thank you.

First thing you have to figure out is do you anticipate that she will be able to get financial aids. That will depend on you and your daughter's asset and income level.





If you do not anticipate receiving financial aids b/c of your asset/income, then the 529 plan is your most tax efficient way to save for college.





If you do anticipate financial aids, then shifting assets around to maximize the financial aid package is important. In this scenario, putting money away for your retirement planning is far more important. This money if done right will not be counted as a resource in the financial needs calculation. But you still have the option to take this money out to pay for college expenses. Remember as a last resort there are plenty of loans available for education purposes but there is no loan available for retirement purposes.





Lastly, do you have adequate amount of life insurance? All the education planning is useless if something happens to you. There are various kinds of life insurances. There isn't one kind that's better than the others for everyone out there. Again I can't give you more advice without knowing your situation.





I can tell you putting money in the bank is probably your worst bet. Let's say you're getting 4% on a long term CD but average inflation is 3%, so where's the gain?|||here is what i did for my niece -- you can give someone up to 10k a year with out any tax problems. i put the first 10k in cd in her name -- you will have to be listed as trustee. but the interest is in her name.





than i put 10k in her name in a mutual fund which i will let the gains ride in the fund.





next year i will get her another 10k cd





she can draw up to 1600 of unearned income in her name a


year with out effecting your taxes.





when she gets close to the 1600 limit instead of rolling over the cd's and leave the interest with the cd i will start taking the interest and buying saving bonds -- yes i know they do not pay much interest but the interest is not taxable until cashed at that time she will be a student.

Some states have good plans (good investment choices, low costs) and some have bad ones. Check out Money magazine in the library they usually rate them each year. Some states offer a tax deduction for residents that put money in their state plan. That is a good deal if your state plan is good.


If your state doesn't have a good plan or if it doesn't offer a tax deduction you will be better off investing in another state's plan. Again Money Magazine will give you a good suggestion.


The advantage of a 529 plan is that you may get a tax deduction, the money grows tax free and isn't taxed when used for college. (check details of the plan). The 529 plans usually start off the investing more agressive when the children are young and then as they get near college age the investment are more conservative. The disadvantage might be what happens if your child doesn't go to college or if you pick your state's plan doesn't go to a college in your state. Check the details.





This seems better than just a savings plan.

Once the bank receives ANY electronic deposit, the funds must be made available to the customer the same day by law.|||It is all a matter of posting. The bank will have the funds (unless something has gone horribly wrong, which I doubt). They will post it either today or tomorrow but will give it an effective date of today. My bank posted on the Thursday night for my state refund but it had an effective date of the Friday.|||The process is this:


1. The IRS authorizes the Treasury dept. to release the funds to the bank.


2. The Treasury dept. sends the info to the bank electronically whenever somebody actually sees it there and clicks the mouse.

On savings their are usually only a certain number of times you can withdraw money in a month.. that's why its a savings account.. intended to save your money. You can Always cash your whole check and not deposit any of it .. just cash it and get all of the money back.

When I went to college I had a temp job that was only a few hours a week and paid 6.50 an hour each week. Since the checks were so small I never bothered cashing them until they were about to expire so I'd go in with 12 checks at a time. Never a problem. If you are willing to learn how to invest yourself, you could open an account at a discount broker (Fidelity, Vanguard, etc.) with no annual fee and a bunch of (over 1000) mutual funds with no load and no transaction fee (they just make money from the expense ratio used to manage the fund). However, you would need to do your own research (or can often get free online general suggestions from the broker) to see what to invest in and how to diversify. The trick is finding the 10-20% of the funds that outperform their related sector.





Typically a Roth IRA is suggested when your income (and tax) is minimal, since contributions are not tax deductable, but gain is never taxed (unless withdrawn too early). What time they actually hit your account depends on how quickly your bank posts it. Can be almost immediately, or can be a couple days.|||They send them out sooner then that. My refund always shows up thursday as my bank releases direct deposits a day early. So they send them out before Thursday.|||The IRS starts sending them overnight on Thursday evenings. It takes many hours to complete all of the ACH transactions. Then it can take several hours on your bank's end just to receive all of the data.





From that point it depends upon how your bank processed ACH transactions before the money makes its way into your account. If they process in real time it would usually be sometime during the day Friday, maybe even at the beginning of the banking day.





Many banks still batch process at the end of the banking day though so anything that arrives on Friday is processed Friday evening and would therefore be available at the beginning of the next banking day which would be on Monday morning.

My direct deposit that was scheduled for today was in my account when I got up this morning. Some banks may not post it until tonight though so your deposit may not show up for another day. Call your bank and ask them if you have a deposit "pending" to your account.|||usually at midnight or one minute after midnight they run the computer program that does the deposits, so at one minute past midnight on thursday night or more corrrectly the first minute of friday.


It could take several hours to complete due to the number of direct deposits the program has to run so I would guess that by 5 AM friday it would certainly be finished .

I'm from the US and just used my checking account to deposit money. Does it take time for the deposit to go through? I JUST deposited $50 today and got to $200 so I want to take it out. I don't really want to get a check because it takes so long.....what other options to I have that are reliable !?|||I just took a withdrawal from Full Tilt for the first time in a long time. Previously I had been using Neteller and some online debit card thing.





Those methods are now defunct, so I took a check the last time.





You have to scan a copy of a utility bill and your driver's license. I blacked out some of the information I didn't want them to have, despite the fact that I trust their company.





It takes a couple of days for them to review your proof of ID. But once they do that, you won't have to do that again.





Although they claim that the check can take up to 15 business days, they appear to have some office in California, and I got my check within 2 days.





So the check system sounds like hassle, but really it is pretty quick.





All that said, you have built a small bank roll. I don't see the point in just cashing all your money out. You would be losing your deposit bonus, and you'd have to go through the hassle of starting all over again if you want to play again. 2.) they will send you an email back confirming your information.





3.) you request an amount anywhere from $100 to $1000(or something)





4.) then you wait like 15 days for your check.








...i think they make it really difficult for a few reasons.

I am wondering if anyone knows what time at night TD Canada Trust deposits EI into my bank account. I'm just wondering if it is at 12:01, etc.|||In the US all electonic clearing starts about 6:00 or 7:00 pm ET. Everything from every bank runs through the system. There is no way to predict exactly what time what will go through since there are millions of transactions to clear. Everything has to be completed, cleared, posted to the accounts by 6:00 a.m. If clearing something from outside of that clearing center, all those get batched to the other district/regional center for completion the next night. This is why out-of-state and certain other items take longer to clear and be posted to your account.





Canada has a similar clearing system, but I don't know the details. What was deposited by cut-off time (probably around 3 or 4 pm) clears overnight and is posted effective at 6 am or so - before the banks open for the day.|||My bank "changes over" from one day to the next between 2AM and 3AM. |||They do them in batches all throughout the day. Usually every 4-6 hours they transmit another batch. There is no way to know for sure what time urs will be done. Hopefully tomorrow the direct deposits go a little better than last week. Last week, a ton of ppl were supposed to get their direct deposit and they didn't and most of them did not even get the message that the WMR changed their refund date until last Friday afternoon so they were waiting all day and never got it. I know that alot of ppl who was supposed to get it last week will be getting theirs tomorrow so probably some ppl who are due for their refunds tomorrow will be pushed back to next week just like they did to ppl last week|||I know it sucks that we have to wait on the IRS, but we cannot charge them a penalty. |||I was supposed to receive my return today but received and e-mail from turbo-tax's bank who handle deposits (meta bank) that stated that they expected to receive the refund today but they got nothing. And since the IRS only deposits refunds on Fridays, I have to wait another week. When I checked with the IRS the said they were still processing it and 1 should receive it by Feb 9. That is the government for you. According to turbo tax, my return was submitted, processed and accepted by January 17 so my direct deposit date was supposed to be today. In conclusion, do not expect your returns to be on time.|||Every time I have received a direct deposit on a Friday with the IRS, the money shows up in my account by 6AM Friday morning, sometimes by 4AM. It should post to your account Friday morning, ours always has, can't understand why some people on here are saying that it won't post until the following Monday or they have to wait several more days. If you don't see it in your account on Friday, call your bank and see if it is "pending" at least, then you will know it will post by midnight. When the IRS website says I am getting a direct deposit on a specific day, it has always been there on that exact day by 6AM.|||Some time today or early (Midnight-ish) tomorrow.





If you have a bank like USAA that allows you to use pending deposits you will see it tomorrow. If you have a bank that processes quickly than Friday. If you have a bank that holds deposits, like BofA did to use before we switched to USAA, then by Tues.





This is one of the thing people really need to do more research in when choosing a bank. But it is really not a thing anyone thinks about. BofA held our tax return for over a week because 'they needed to verify it' or some crap like that, because it was an unusual deposit. Some banks can take a couple days to post a DD it, but there are a lot (all I've banked at) that post DD's quickly.

Now my 'where's my return' status on irs.gov says 'your return was deposited into your account on 1/26" - didn't see it then and i'm not seeing it yet. But it seems like since none of you have gotten it yet then maybe (HOPEFULLY) they'll send out the funds by early morning. If any of y'all get your money, let the rest of us know!!!|||AngelEyes, I'm all about doing sticking it to Republic Bank--let's get started. Tell us all how to get the ball rolling...I also was skeptical when I called and spoke to a CSR @ Republic Bank and all they could tell me was 1-4 days. I asked what time Thursday the funds were transferred to my account and they gave me the exact time their tax status website updated. I mean I'm not stupid, I know it may take a few hours to get everything done, but there's no way they could have updated information AND transferred my funds at the exact same time.|||The IRS doesn't put it in your account. They send it to your bank and the bank posts it to your account. The banks are allowed several days to accomplish this but most do it the same day.





All that fretting won't make it arrive one minute earlier. Take a big breath and check first thing Friday. If not there then, try after 3 p.m.|||It really all depends on the bank. I have had mine be posted the same day as it was dd before so it is not always several days. Plus sometimes the irs sends it a day or 2 earlier so that it posts by fri....all you can do is wait and see. I need mine by fri too but all I can do is wait and pray.|||I too bank with USAA and we still have not received our direct deposit yet from IRS. The scheduled pmt was for today, Jan. 29th. I'm hoping it comes soon. We're in Japan and after 4pm here on, Firday - so it's like after 1am in TX (USAA hub). I'm hoping it'll show on the account around 6am or so. Fingers-crossed. I wanna go shopping and pay off these bills. :-)

There is hope - you guys will get yours soon. :-)|||tomorrow at midnight! i have been using bank of america for years and they always post my deposit from irs that day by 6 am. citibank does as well i dont know about other banks! no one can say that they know for a fact that you wont see it till next week. it depends on your bank!|||I just checked my account and it shows pending with an expiration date of 1/29. I have no idea if that means it will be available tomorrow or Fri. In the past they have released IRS funds early. We will see.|||i have a california BOA account also and have not received anything either. im getting worried because its supposed to be in thee and my roommate with a BOA in new mexico received his. any info would be helpful|||I have the same problem but I talked to my bank and they say as soon as it is deposited into that account I have access to it. Update: We bank with Navy Federal Credit Union, no dep as of yet, it's 2 am here.|||Dear Brian: For a DD you must add 1-3 days for the bank to process the money. Not a chance before Monday. There are ways to get your money fast but DD is not one of them.
